Condominium Association

The Condominium Association at The Cedars of Portsmouth, NH, is active and engaged! We are a self-managed association. Our community is managed through a Board of Directors, elected by owners. The association employs the office staff and the maintenance crew, some of which are loyal long-time employees.

The Board, our Community Association Manager (overseeing the office staff) and our Property Maintenance Manager (overseeing the maintenance crew) all participate at regular monthly meetings in our clubhouse, open to all owners. Owners are always welcome to offer comments at the start of each meeting. Minutes of each meeting are distributed to all owners to keep them informed of what’s going on in our community, both short-term and looking ahead.

For renters: If you are a resident tenant, your contractual agreement is with your landlord, who is an owner of a unit in this community. Your landlord should provide you with the Rules and Regulations of The Cedars, and also instructions pertaining to parking, specifically winter parking. Please come by the Office to pick up your two parking stickers and swimming pool wrist band. For all other issues specific to your unit (problems with your appliances or other issues within your unit) you should communicate with your landlord.

On the other hand, the office is available 24/7 for emergency issues like water leaks.

This is a very large document with many attachments and information that date from the original creation of the condominium and may no longer apply. The current and still enforced Declaration and Bylaws which are attached to the Certificate of Registration are separately copied below for easier reference. An outline of the Declaration is also provided to help navigate its many sections.

Below is an important Amendment to the Bylaws from May 1988. This Amendment adds the ability for the Association to collect rent directly from renters/tenants to pay their landords/unit owners unpaid amounts that are due to the Association.

This Amendment also reduces the minimum number of votes present in person or by proxy required to create a quorum for a Unit Owners meeting (from the original 33-1/3% to 25%). This Amendment does not change the number of votes needed to adopt a decision at an Owners meeting.
